The
National Association of Realtors (NAR) reports double-digit price
rises in half the country in 2005. The national median price for
a home is currently $219,000 (£121,451) - up 12 per cent year
on year.
The last 12 months have seen property appreciation at over 30% in central Florida, and with inflation at 1.9%, the unemployment rate at just 3.9% - and more than 60 million visitors each year, the property purchase and rental market is experiencing an ongoing upward surge.
Overseas buyers are permitted to obtain a mortgage against a property in the USA, usually at a fixed rate for a five, 15, or 30 year term; a minimum overseas investor deposit of 20 per cent is generally required, although this can rise to as much as 35 per cent of the purchase price.
Florida presents an opportunity to not only acquire a property with an initial down payment from as little as $55,000 but also to participate in a short term rental program, which helps you to pay the cost of administration, maintenance and mortgage payments with a minimal outlay.
Whether
you are looking for a holiday home, or a property to let for some
rental income, or to relocate, Florida presents some of the most
attractive options. The millions of tourists annually who travel
to the area -- a majority of them from the UK -- all need a place
to stay for a week or two. And now is the perfect time to invest
in a Florida property.
Aside from all the usual reasons to buy in Florida, sun, Disneyland etc, the current strength of the Pound Sterling against the US Dollar gives you one more incentive to make a purchase now. With the exchange rate at nearly 2 Dollars to the Pound, UK residents are in a very strong position to purchase far more house for their money than in Great Britain, or nearly anywhere else, for that matter.
